Cebu Landmasters Enters New Era of Leadership Amid Expansion Plans


 

Cebu-based property developer Cebu Landmasters Inc. has announced a major leadership transition as it prepares for broader national expansion beyond its Visayas and Mindanao stronghold.

Founder Jose Soberano III is stepping back from day-to-day operations and handing leadership to his son, Jose Franco Soberano, who has been appointed as the company’s new president and chief executive officer.

Under the new structure, the elder Soberano will remain as executive chairman and chair of the executive committee, ensuring continuity in the company’s long-term direction.

Planned and Deliberate Leadership Transition

According to Jose Soberano III, the transition is the result of years of preparation and succession planning.

He emphasized that the change reflects a shared commitment to ensuring the company’s continued strength and sustainability for future generations.

The new CEO, Franco Soberano, previously served as chief operating officer and has been instrumental in shaping the company’s recent growth and strategic direction.

Expansion Beyond Visayas and Mindanao

The leadership shift comes as Cebu Landmasters accelerates its expansion outside its traditional markets.

The company is preparing to launch:

  • Its first residential mixed-use project in Pasig
  • A 70-hectare township development in Dasmariñas, Cavite

Founded in Cebu in 2003, Cebu Landmasters now operates in 21 cities and municipalities with more than 132 projects in various stages of development.

Strong Financial Performance

The transition follows a strong business year for the company, with robust sales and revenue growth.

Cebu Landmasters reported:

  • ₱24.6 billion in reservation sales (up 45%)
  • ₱18.5 billion in consolidated revenues for 2025

Management credited its recent expansion and strengthened project portfolio to strategic initiatives led by the incoming CEO.

Board Strengthening and Governance

Alongside the leadership change, the company also appointed governance expert Leonardo “Jun” Cuaresma Jr. as independent director, replacing Aurora Geotina-Garcia after completing her term under Securities and Exchange Commission rules.

Cuaresma, a former managing partner and chief operating officer of P&A Grant Thornton, is expected to strengthen Cebu Landmasters’ governance and audit oversight as the company enters its next growth phase.

Looking Ahead

With a new generation of leadership in place, Cebu Landmasters is positioning itself for continued expansion and diversification while maintaining its strong foothold in regional real estate development.

The company says it will continue building on its “masterful, resilient, and generous” vision as it scales into new markets across the Philippines.
