"May Title Naman." Safe na Ba Bilhin?
One of the most common questions we hear from property buyers is:
"Sir, may title naman ang property. Safe na ba bilhin?"
The short answer? Not always.
A land title is an important document—but it is not a guarantee that the property is free from issues. Before you invest your hard-earned money, proper due diligence is essential.
Here are a few things every buyer should verify:
Is the title authentic and verified with the Registry of Deeds?
Is the seller the registered owner or properly authorized to sell?
Are there annotations such as a mortgage, adverse claim, or court case?
Is the property free from estate or ownership issues?
Does the actual property match the title?
Is there legal access or a right of way?
If only a portion is being sold, has it been properly subdivided?
Remember: A property can have a title and still have problems.
That's why it's important to look beyond the title itself. A careful review of the documents, ownership history, tax records, and the property's actual condition can help you avoid costly mistakes.
